Property owners in France reminded of June ‘property-use’ deadline
Updates must be filed via the biens immobiliers system or fines may apply
Homeowners must declare any change in property status from the last year

Property owners in France are being reminded that they must declare any updates to the use of their property in the last year before June 30, 2026, via the biens immobiliers system.
Those who do not do so risk a fine of €150 per property.
The system, which was introduced in 2023, saw all property owners required to hand over information about their properties.
This included occupancy status, property type, and information about the property itself, such as the number of rooms, as well as any annexes such as swimming pools, garages, etc.
Since this initial declaration, updates have only been required in cases where information about the property has changed in the previous year.
Information collected about the property is used to assess which taxes are levied on the property, particularly the taxe d’habitation (on second homes).
What must property owners do?
Only properties that have seen a change in situation need to have their information updated, otherwise the declaration from 2023 is still valid.
A change in situation can include:
A new owner or tenant
A property becoming vacant
A change in use (a property transitioning from a main to a second home, or being used for seasonal tourist lets, etc)
New additions to the property such as swimming pools, additional rooms, etc
If any such change took place to your property between January 2, 2025 and January 1, 2026, you must declare it using the gérer mes biens immobiliers section of your personal space on the French tax site.
Log into the site as normal, then go to the section and click on the property in question. If you do not yet have a numéro fiscal (tax number) to log onto the site, read our article here for advice on how to obtain one.
Go to the end of the information held and press the ‘Déclaration d’occupation’ button to make changes.
Alternatively, you can collect a paper form from your local tax office or France Services centre. This should be posted to your local tax office once complete.
Despite the deadline not falling for nearly two months, authorities are reminding homeowners now as they can make any updates online at the same time as they complete their income tax declarations, which opened on April 9.
In recent years, people completing income tax declarations have been reminded during the process to make any updates to the biens immobiliers section while logged in, or confirm the information is up to date and that they do not need to do anything.
In terms of property updates such as new swimming pools, extensions, etc, these may have already been declared.
This is because authorities should be informed within 90 days of the project’s completion as part of taxe d’aménagement rules.
Authorities now prefer these declarations are made directly through the biens immobiliers portal, meaning a project at your property from 2025 may already have been completed.
If you did not declare it online however, you should log on and check the information held by the authorities is correct prior to June 30, 2026.
